Throughout the project, the importance of maintaining the integrity of this fine example of elegant Victorian style, whilst maximising energy efficiency and comfortable, practical family living ways of priority: the result is outstanding, and the owners enjoy the very best of the romantic ambience of the home’s original era, with all the convenience and comfort of the 21st century.
Rich in tasteful, innovative design features and abundant in storage opportunities, the owners have demonstrated a keen understanding and commitment to the importance of using quality materials and construction methods in a project of this kind.
Demolition works prior to commencement of the re-build, involved removal of an existing porch, verandah, pergola, sunroom, laundry, bathroom and kitchen. The roof height of the extension was raised to match that of the existing roof line by pitching a new roof over the skillion between the two portions. This method was necessary in achieving uniformity across the project and resulted in the added advantage of creating valuable storage space in the trusses. Raising of the roof in this way was allowed for the continuation of the existing decorative eave trims and eave brackets. Matching flat shingle tiles were sourced for use on the renovated portion of the house, in keeping with the existing shingles.
Internally, the floor heights to the dinning room, passage to existing living area and the extension were also raised for uniformity. Fierce attention to detail was paid throughout the project, examples include: the use of powder-coated heritage frieze and corner brackets, and all internal doors are of the solid, insertion moulded variety and hand-painted by Greg Smith Homes for authenticity.
All joinery has been custom made by one of Ballarat’s most highly skilled craftsman, using traditional techniques. Hand painted insert moulded doors are evidence throughout the home, with skirting, architrave blocks, fascia, cornice and scotia specifically crafted for this impressive project. The flooring material is Baltic pine.
